We are sometimes contacted by people who have already had their loft designs drawn up and want to engage Jon Pritchard as their Bristol-based loft conversion specialist. Unless you’re experienced in loft conversions this sounds like a simple enough request. However, some architects, who may be less familiar with the practicalities of the build side of loft conversions, can produce beautiful loft designs that aren’t terribly workable.

It’s important for us that our customers’ expectations are met, and that you end up with the loft conversion you were expecting. So, when someone contacts us with designs already drawn, we don’t just start work – even if those designs have been approved by a building control company.

Jon Pritchard have an experienced design team who know lofts and know how we work. They also know Bristol homes and as a result of working with us over many years they have a library of existing loft conversion designs they can draw on. Where possible our partner architect uses an existing design they have created as a template starting point for your design. This makes things a lot faster too.

We use the same structural engineer for every job, with whom we have an established partnership. Our Operations Director has a close working relationship with him and discusses details regarding timber / steel sizes directly with him when necessary. We also use a Bristol Building Control company with whom we have a very good relationship – we know exactly what they are looking for and all our teams know the processes involved.

Our responsibility – your build

When any building designs are approved it is the builder’s responsibility to build to that design, and any changes required mean a re-submission to building control. This can be time consuming and frustrating for you. With loft conversion designs overseen by Jon Pritchard this doesn’t happen, as we ensure that your designs are buildable before they are signed off by you and sent to building control. However with designs from architects we don’t know, it is quite common to require changes that hold up progress.

Structural calculations are vital. Having to work on-the-spot to adjust figures that don’t work, as we’ve have had to on past occasions when we used plans and calculations from outside our team network, is far from ideal.

That’s why we recommend that if you’re considering a loft conversion you contact us right away. By engaging Jon Pritchard you get the full package from start to finish, and we take responsibility for it all. Your designs, structural calculations and building control approval will all fit together like a neat jigsaw.

But I already have my designs

Of course if you’ve already had your designs drawn up and are ready to engage a builder – you’re happy with your plans.

We want you to stay happy! Subject to our schedule, we can look at and review existing designs to ensure every aspect of the design is buildable, and makes the most of the space you have available. We’ve converted hundreds and hundreds of lofts in the Bristol, and we’ve learnt a thing or two about maximising their potential. That means that if we do look at your designs, we might have some suggestions to make a few little improvements*. All change requirements and suggestions would be discussed with you and your drawings amended accordingly. We’d then need to submit your revised designs to Building Control for approval.

By working to our own approved designs, we know that your project will run more smoothly.

*While it’s common that existing designs we are presented with will need a few changes to ensure buildability, it’s not always necessary to make changes. When you contact us, subject to our workload, we may agree to take a first look at your designs and let you know our thoughts.

Our designer – an easy choice

In our considerable experience it is best to work from drawings produced by our partner designer – also a local Bristol business. We have worked closely with their firm for a number of years and they are very good at creating designs that work with our tried and tested building processes, and that meet the necessary building control standards.

In addition our build teams are familiar with our partner’s designs, which makes things easier on site too.
